Methodology

What Fair Market Rent actually means

HUD calculates Fair Market Rent every year from Census and American Community Survey rent data to set payment standards for housing choice vouchers. It roughly represents the 40th percentile rent for a standard-quality unit in a given county, so it is a useful, apples-to-apples benchmark even if you never touch a voucher program.
