What moves 30-year mortgage rates
- The 10-year Treasury yield. Lenders price 30-year loans off it because most mortgages are repaid or refinanced long before year 30, so the 10-year is the closer maturity match.
- The spread lenders add on top of that yield. It widens when mortgage-backed securities are harder to sell and narrows when demand for them is strong.
- Federal Reserve policy, but indirectly: the Fed sets the overnight rate, not mortgage rates. Long rates move on what markets expect inflation and policy to look like years from now.
- Your own file. The survey rate assumes strong credit and a conventional conforming loan; credit score, loan-to-value, points paid and loan type move your quote away from the average.
