What moves HELOC rates

  • The prime rate. Almost every HELOC is quoted as prime plus or minus a margin, so the variable part of your rate moves when prime moves.
  • Prime itself moves with the federal funds target, normally within a day of a Fed decision.
  • Your margin, set at origination from credit score and combined loan-to-value. It does not change afterwards; the index underneath it does.
  • Introductory offers. A fixed teaser rate for six or twelve months reverts to prime plus margin, which is the number that matters.

Can my HELOC rate rise after I draw?

Yes. A HELOC is a variable-rate line in almost all cases. If prime rises, your rate and minimum payment rise with it, subject to the lifetime cap in your agreement.
