How to read a published average

A survey average describes what borrowers with strong files were quoted, at a point in time, on a standard product. It is a benchmark for judging an offer, not a quote you can claim. Anything priced far above the benchmark deserves a question; anything far below usually has points, fees or conditions attached.

We never publish a forecast of where a rate is going. Nobody can know, and the pages that pretend otherwise are selling something.
